Property Description

This is a once in a lifetime opportunity!. 60 acres of heavily wooded land with a spring fed 5 acre lake just minutes from Midland and Bay City. The 500+ feet of circular asphalt drive leads to your 1760 sq ft, 3 bedroom, 2 full bath home with a kitchen to die for. Featuring stainless steel appliances, commercial grade vinyl flooring, brand new carpeting and fresh, neutral interior painting throughout, this home is move-in ready. The many outbuildings include a story and a half "She Shed" with electric and heat, a 2.5 car detached garage, an 8 x 12 tool shed, a stand alone walk-in cooler (for the deer) a chicken coop, and more. Plus, a HUGE wood fired boiler that will heat the entire house with wood from your own 60 acres (or let the propane forced air system do it). But the real magic here is the land. 3 different springs feed the lake which supplies panfish, northern pike, huge large mouth bass plus exceptional wildlife habitat for Canadian geese, migrating ducks, Herons, Egrets and all things aquatic. Not to mention the canoeing, kayaking, swimming and just sunning on the beach. It's like owning your own resort. The land itself is a hunter's paradise. Deer abound aided by ample fresh water, several large feed plots and a perfect mix of high ground with mature Oaks and lower marsh and thickets. Four elevated box deer blinds are perfectly situated to take advantage of the exceptional hunting opportunity. There will be no hunting pressure from the east due to the adjacent 40 acre Township game reserve. There are several docks, a boat house, 5 primitive camp sites, a remote hunting camp with trailer, an optional 5th wheel with a gorgeous lake view and several miles of drivable trails. This isn't even all of it. You have to experience this one for yourself...soon.
